But I thought I'd at least post a message in here to entice some conversation. I'm working on getting more members for the site so we can have a solid mortgage forum where people can get good advice and run ideas past other brokers. I think it'll be very beneficial if everyone can contribute a little and if you're on any other sites send some people the links to this site.

I have been really busy but tried to keep up on enticing conversation in the forum here. I have been out in the field trying to get my realtors to join in on discussions. I will keep trying.

I've been trying to do the same. Work has been crazy but that is always good so I've been happy with that. I've told some people about the forum hoping they'll join. I'd like to see the forum grow so we can have some good discussions.

I will add links on my sites soon but this forum ranks #1 on MSN when you search for "mortgage forum"

The traffic should come. We just have to build the content. Oregon LO I would find some articles to post to keep things fresh and new. Think about what people would be searching for.

Admin how about some premium memberships and possibly a directory? Members who refer 10 or 15 people get a free premium membership for x amount of time?

Sorry I do not know if you remember me so well but I moderate 4 boards myself that are very busy.

what boards do you moderate? I'd like to check them out. I believe I've met you on the real estate forum that these guys run as well.

I will pm them to you instead. I participate in serveral forums. I have a ton of energy and am very healthy so I try to stop into as many as I can and time block 15 minutes of posts. I get a little lazy in December though so today and yesterday I have been in a lot more frequently.

From our experience with realestateforum.com, the best way to build the forum is through P-O-F(posting on forums) and W-O-M(Word of Mouth).

When I say posting on Forums, put a link in your signatures on other forums. If people like what you are saying on other forums, they will follow you here to see what you are saying on other forums.

We have fooled around with having membership drives and offering a front page link on the Forum as a prize, but that has been done so much on other forums, it has lost its excitement to many people.

I am open to other contests, but it would need to be something that is unique or just plain exciting enough to get people to spread the word.

Let me know your ideas.

This is a really great site and I think it has incredible potential. I think as more members sign up, it will begin to pick up.

Martin, I didn't even think to put a link into a signature in another forum. I'm signed up for a couple but I don't post there that much. i guess I'll have to start posting there more to help drive traffic our way.

I have been MIA for a few months but I am back in action, it would be great to have more members for support and advice. However I fear the times they are a changing and many are going to exit this business.

Hey Lockett! You have been MIA for a bit. Good to see you back. I agree, I think we'll see a lot of people leaving the business. But that will also weed out the not so good Loan Officers. I'll still be around, I've networked myself quite well.

Hey Lockett, I'm just curious if you know of any brokerages that do loans in multiple states and 1099 their employees. I'm wanting to change brokers since I have real estate agents in other states who will send me business but I'm only able to do loans in Oregon currently so I've been checking into a couple companies to work for. I'm going to get an office location around town here and bring my processor with me, It'll be nice to have a dedicated processor to just work on my files.

I am starting a website in Canada that encompasses a true exchange whereby lenders and brokers meet in a forum and make a mutually beneficial deal. I will have builders commercial lenders and of course residential lenders.

I would like to add this forum to my exchange www thecmx com (only works through Internet Explorer (assuming the host has put in the file extensions).

Perhaps it may be interesting to some posters in this forum what is going on in Canada (extremely active real estate market in Vancouver).

Any input that you may have would be greatly appreciated.

Richard, I may be able to help you drive traffic to this site. I drive a ton of traffic to other forums daily in which i consult people on. I won't mention them here of course but if you would like to call or email me i can definitely help you out.
