I am primarily a residential loan officer who's completed a few commercial purchase transactions. I have a client who is looking to purchase a $1.7 million dollar property for his business. The building is currently under construction. In the past, my contacts with commercial lenders have been limited to 65% with the SBA/CDC coming in to secure the remaining amount to 90%LTV. It was a long process and personal assetts of the buyer had to be collateralized. I know it sounds like such a stupid question because it's impossible to get 100% financing on a commercial property at that loan amount but do you or anyone you know do commercial lending up to 100%. Buyer has great compensating factors including a successful business and strong financial statements.

I told the borrower he would have to put his money where his mouth was in this kind of situation but I thought I'd ask to hear anyones thoughts on the deal. General rule of thumb from past experience is that no 100% financing is possible.

I recieved your e-mail about your client wanting to buy a Building,and no we do not provide 100% Funding,but our lender can possibly assist your client in getting the Purchase financing,but keep this in mine,in my post it is indicated that our minimum laon amount is $3Million,so unless your client is interested in getting an increase in the loan amount,we cannot help him.

There are some other options for 100% financing, although such a request is typically unheard of in standard commercial circles, especially nowadays. However, if you're open to an alternative way of operating, you can tackle deals over $50mm even on an international basis. In fact, you can get no interest, no payment, and no recourse. This kind of financing isn't for babies who have to ask why all the time. You simply have to kick up the learning curve in exploring how international finance options do things. Anyway, just thought you'd like to know. This strategy can also be applied to business capitalization as well the last I checked. You may want to check out the Commercial Finance Specialists Association. They offer information on this kind of structure occassionally but whatever you do, don't sound like a residential broker. They only work with serious pros.
