Lender with no limit on number of Property Ownership

Does anyone know a Lender without limits on number of homeownership? I have a Borrower that owns 19 homes, 10 are free and clear and we just want to refi 3 of the n/o/o properties.

I know most Lenders only allow up to 10 properties per Borrower.

Yeah plenty. There are many lenders that have a cap of 10 'FINANCED' properties (not owned). There are many other s that go to 19 and I work with several that allow UNLIMITED.

Rapid acquistion is probably more of a question than how many properties they own.

if they have equity in those properties, why not sell one of them? 10 empty houses seem costly to me, unless there's a reason for that.
