What are others thoughts on marketing your mortgage website? I have done many things. I have a blog, write articles, submit to directories etc. I was wondering if anyone had any new tricks of the trade they wanted to divulge. Thanks :)

Website marketing is simulataneously more complex, and yet more simple than most people think... Ok, ok, I know this sounds like an oxymoron, but let me explain. :)

The key that you need to keep in the back of your mind, is the most basic and fundamental rule of marketing. Now this rule of marketing has been around and well known since the early 1900's and even before.

Because of this, most people brush it off as old fashioned, and go in search of more complex and more "glamorous" solutions.... Ready for the key? Here it is:

"Go where the people are."

Yep! In 2006 more than 85% of all homebuyers in the U.S. used the internet to help them search for their ideal home.... Hmmmm.... Interesting right? There's more!

Where do these people go to search for homes? Online classifieds! Have a realtor you are working with, or looking to get leads from? Ding ding ding!!! Get them to let you attach a call capture ad or link to thir free online classifieds, and you both will have more hits to your site, and more calls to your 800 line than you know what to do with, IF you set up the ads correctly, and keep posting them on a regular basis.

100% free except for sweat equity.... Blogs, podcasts, article submission sites, press releases and more.... All great resources, and all tools I've used in the past for more traffic. BUT, the reason I stated this can get a bit more complex, is because you need to first decide who you are targeting before you can truly go in search of their business.

I targeted purchase business and FSBO's as well as realtors. (I even created a FSBO specifica and a realtor specific website that drew in business every week)

So to summarize:

1. Decide who you want to target

2. Define the areas and methods most of these prospects are using to find their homes, mortgages etc.

3. Make it easy for your prospects to get more info, and have a "carrot" to dangle. (If you are using PPC, use a landing page - also, have an autoresponder to build your drip email campaigns)

That's another good suggestion. But to be able to get your targeted visitors you better if your site can rank for your targeted keywords.You should know where to find your targeted visitors and stay there.

The concept is very targeted which is great. Having a small niche like that makes promotion of your site much easier. Plus the service is free, and people love free! Especially in the mortgage market today, many consumers can't afford to pay realtor fees, or advertising fees to promote their listing.

Did you do the work on this site yourself? Do you work for a website company? or are you in the mortgage biz? just curious....

I am a wholesale AE and developed the site for a friend and we split the fees that it generates (that is the market these days).


I am also involved in trying to find other locations that want to set up their own sites.

I implement google ad sense on my websites. They seem to perform the best for me. I have tried Google's refferral ads but they did not convert very well. Over all google ads are very systematic. If you do your homework and a bit of trial and error you will find what works for your site best. I know that when I really started focusing my efforts on my adsense campaign it really begain to pick up.

I chose colors that complimented my website and placement that visitors to my site would notice. You should absolutely try google ads and see how it works for you.

After looking through you website I must say that it is put together very well with easy navigation. One thing that I would suggest to get more traffic to your site and to get the result that you are looking for is to have your url placed in everything that you possibly can. Now, I don't want this to sound like you should go away from targeting your certain market. My suggestion is to talk to your industry partners and see if they will allow you to place a link to your page on one of thiers. I noticed that you have the Principle Mortgage link on your seller and buy resource page so it seems like there is some transaction there. Depending on where you want to go from here you can set another page that is specifically for industry partnerships this way your partners have a place for thier url and your page keeps its professional look.

Thanks for the input. Those are some things that I am working on. Princple Mtg owns the website and has exclusive access to the seller leads as well as the buyer leads (buyers must register to see full listing) presto a purchase lead has been created. You can also follow up with the sellers to pre qual any prospective buyers. By offering your service for free it is a great lead in for conversation.

The banner ads are just as you stated for your industry partners (appraisers, title companies, inspectors, realtors etc.) they can be used to defer some of the upfront cost of the the site setup.
