Call the Department of Banking in Texas and ask how many loans you do a year without a licensed. Usually states allow two or three.

Try World Savings, but the rates and the service have a bit to be desired.

I am currently licensed and able to do loans in Texas but that doesn't really solve your problem. Being unlicensed really doesn't allow you to perform any duties of a licensed agent. Other options include a prime bank that allows you to close in a state that you're not licensed in through their CFL licensing. In some states, you'd get the deal done. Other states, you'd probably get the deal done but without compensation. It depends on the states regs. Good luck!
