How's the market in Texas? I'm in my 2nd year here in Oregon and I'm doing okay. I'm closing loans every month so that's a plus. Any tricks that you do for Marketing? Maybe we can share some ideas.

I do financing for a real estate company so that helps out. I do have a few tricks for generating business when it's slow. Can you get public records online?

Nice! I thought about trying to go that route. Be the in house loan officer for people but I'm pretty happy with my broker.

I don't see why I wouldn't be able to. I usually have a title company get me what I need but if you could explain further I might know what I can do. Maybe it is something I haven't tried yet..

Keep me posted! I'm always up for new ideas.

I'd be happy to share with you but not in a public forum. I like this idea to much, and not being in TX doesn't cause a conflict.

Wow UK.. How does mortgages work over there? What kind of programs do you offer? What are the interest rates?

I have closed some in TX myself too. I cannot do FHA there though. Can you?

UK - very different process, I spent 3 months there this year. They have some very innovative programs given the the High values (think recent London av. price was at least $600k) and shortage of land. Though no 100% NO DOC lol.
Until recently they did not use debt ratios!! only a multiple of your annual income (no debt taken in to consideration). Also they have part ownership deals from builders where you can buy a piece of the property at a time so you can qualify by using a low ltv (the government & lender loan the rest and rent back to you - but you still enjoy a piece of the appreciation)
Long term fixed rates are virtually non existent.

The nice thing in the UK is the mortgage company earns their fee once you provide a commitment - whether or not it closes!!!! However commission percentages are lower...
