:mad: I have a high technology marketing company that provides
state of the art methods for lead generation and need to
blow off some steam on you brokers and bring something
important into the light. When we are pitching brokers on
our methods we find they always make it a point to say
they have been burned by several lead companies. We then
ask them if a company has taken there money and ran
with giving them no product or service what so ever and
95% of the time they say no they just didn't close any
loans out of the data. So in a sense they were not burned
or ripped off at all they just failed to perform. These brokers
are so high on their horse they don't even consider that they
could in any way be the problem. Now if a data provider provides
you with data that is outright inaccurate or has more than a
normal ammount of disconnects and wrong numbers that is a different story.
The fact of the matter is there is a higher
number of people then ever before that need and want to
refi but the banks just aren't approving squat. That is a factor
that a lead provider has no control of what so ever over and yet
they are always the bad guy. What is the data providers job?
To follow the guidelines you select for him to follow. For example
I recall a campaign a loss mitigator ran where he failed to
follow advice and came up with less than desirable results.
He spent hours on the phone with his dial provider and data
guy over analyzing what he needed as far as data. He said his
prime customer would be someone who had a hardship and
fell a few payments behind but was now financially stable. Well
the dial provider put 2 and 2 together and told the guy look,
the mtg brokers have such a high number of these type
of apps come in that he could avoid the data cost and
dial from an opt in database that the voicebroadcaster had
and would provide for no extra charge. The voicebroadcast
would have cost him $600 and the 30 day late data he just
couldn't do without, cost him $1,800 plus the $600 for the dials
and he got his butt chewed by all the people in the data
file since he was the 20th guy that called them since they fell
behind. He took a complete and total loss of $2,400. No apps,
no deals and why ? He overanalyzed. Now the standard mtg
message and data would have brought him an absolute minimum
of 25 apps for sure and only cost him $600. So the vb
company was courteous enough to give him a free 25,000 dials
on their reccomended method they tried to do for him in the
first place where he wouldnt listen. The results were as follows
55 transfers 19 full applications and 3 closed deals. Now here
is the punch line. That scumbag never even thanked the vb
company for the extra dials that brought him 3 deals, never
offered to pay for it and he even went as far as to tell
another provider that he was burned by the data guy and
the vbroadcaster that helped him bring back $3,600 in deals
after his money was gone and the voicebroadcaster had no
reason to help the loan mod guy and he gives him a $600
session free and charged nothing for very expensive opt in data.
And to top it all off this jerk told another person that he
got burned by the guy who gave him the free session and
recouped his losses and put the guy $1,200 AHEAD. HE
NEVER REORDERED AND DEFAMED THE GUY THAT HELPED HIM'S
CHARACTER. He is just so used to saying he got burned that
is what he said about someone who bent over backwards for
him.
My point is this. You brokers need to think before you speak
on matters like this. You become so closed minded you can't
see or think straight. I have designed methods that are so
productive and so cheap most brokers think there is no way
I could do so and just think we will scam them. I deal with
people every day that have been in the business 20-30 years
and they tell tell me my programs are beyond anything that
a broker has ever dreamed about but do they refer me to
their friends and return the favor for my generousity? No they
don't tell a soul since they don't want anyone cutting into their
piece of the pie. Any serious broker that is ready to accept
the fact that technology has gotten ahead of them and wants
to step up to the big boy table is welcome to contact me
and I will enlighten you as to what you are missing. Some
people may consider my verbage and boldness controversial
to what I do for a living but I tell it how it is and not how
you want to hear it. I have this dimeanor since I find the
majority of brokers to be dead beat pathological liars that
